Commercial roofing projects operate at a different scale than residential tear-offs. The square footage is higher, the crew is larger, and the debris comes off faster. Disposal planning that works for a residential job does not automatically translate to a commercial one, and the gaps in planning show up quickly in overage charges and project delays.
Volume and weight planning is the starting point. Commercial roofing tear-offs generate significantly more weight per day of work than residential projects. A 20-year-old membrane system, ballasted flat roof, or multi-layer built-up roof can weigh far more than standard asphalt shingles. Know the roof type, square footage, and number of existing layers before scheduling containers, because those variables determine how many containers and how many pickups the project requires.
Scheduling multiple pickups is more cost-effective than oversizing. Rather than trying to fit a commercial project's debris into a single large container, scheduling the correct size container for daily or every-other-day pickups gives your crew a consistent place to load and prevents working around an overloaded bin. It also prevents the safety hazard of an overfilled container.
Compliance matters on commercial sites. Ohio EPA rules around roofing waste disposal apply to commercial projects as well as residential ones. Materials containing asbestos, which appears in some older built-up roofing systems and certain types of roofing felts, require licensed abatement and cannot go in a standard container. If you are working on a roof built before 1980, have the materials tested before the tear-off begins.
