Every May and August, the same thing happens in college towns across Ohio. Students pack what fits in the car and leave the rest. The landlord shows up to find a mattress in the hallway, a busted desk chair on the lawn, and an assortment of items that nobody wanted to pay to move. For everyone involved, having a disposal plan before move-out day is a lot easier than scrambling after.
For students: the biggest mistake is waiting until the last day. Start sorting two weeks out. Anything that is not making the trip gets separated early: furniture, bedding, mini-fridges that still work, random kitchen stuff. Donate what is in decent shape and set everything else aside for disposal. Do not leave items on the curb and assume the city will pick them up on schedule, because in busy rental markets they often do not, and the fine lands on the tenant.
For landlords: if you manage properties in Oxford or anywhere near a university, you already know how fast the debris volume spikes in June. A 15-yard dumpster staged at the property before move-out ends gives your maintenance crew a place to put everything immediately. That speeds up the turnover and keeps the property from sitting with visible junk while you are trying to rebook it.
Know what cannot go in the dumpster. Appliances with Freon, like mini-fridges and window AC units, are prohibited from standard landfills and cannot go in the bin. Tires, car batteries, and liquid paint are also out. If students leave these behind, they need to go through a proper recycling or disposal channel.
