Disposal is consistently one of the most under-budgeted line items in renovation and construction projects. Contractors who have been in business long enough have learned to estimate it accurately. New contractors and homeowners doing large DIY projects often get surprised when the actual disposal cost comes in higher than anticipated. Here is how to think about it before the project starts.
Start with the material type, not just the volume. Different materials have dramatically different weight-to-volume ratios. Drywall is light relative to volume. Tile, concrete, and shingles are heavy relative to volume. A project that appears to need one container by visual estimate might need different pricing depending entirely on what is being removed. Know what you are tearing out before estimating disposal.
Estimate containers, not trips. The most accurate way to budget disposal is to estimate the number of roll-off containers a project will require, multiplied by the rental rate plus expected overage. Our flat rates are posted: $300 for a 15-yard weekend rental, $400 for a full 7-day rental, $400 and $500 respectively for the 20-yard. Overage runs $0.04 per pound above the included weight limit.
For contractors including disposal in a bid: a clear line item for waste management builds trust with homeowners who are comparing quotes. A bid that lumps disposal into a vague contingency number invites questions. A bid that says one 20-yard container at $500 plus estimated overage of $X for the roofing material is specific and professional.
