A finished basement is one of the best returns on renovation investment in a residential home. But getting there starts with a demo phase that most people underestimate. The existing space, whatever accumulated in it over the years, the old paneling or drop ceiling, the dated flooring, and in many cases the contents of decades of storage, all has to come out before the new work can begin.

What basement refinishing typically generates for disposal: old carpet and pad if the floor was previously finished, drop ceiling tiles and grid systems, wood or vinyl paneling, framing if the layout is being changed, and all the stored items that have to go somewhere now that the space is being repurposed. In older homes, add plaster walls, old insulation, and sometimes piping or duct work that is being rerouted.

The staging problem: without a dumpster, demo debris has to go somewhere while the renovation continues. That somewhere usually ends up being the garage, the driveway, or another area of the house that then becomes cluttered and difficult to work around.
